Property and Cancellation Policies
100% refund for cancellations up to 2 days before reservation date.
No refunds for cancellations within 48 hours of reservation date.
GENERAL
1. Smoking including vaping is prohibited in all areas, including rooms, parking, staircases, and sidewalk nearby windows. Any guest caught in violation of our smoking policy, or caught among guests who are in violation of our smoking rules, will be subjected to a warning and an $100 smoking damage fee.
2. Drinking alcohol is prohibited in the premises except the common kitchens and rooms.
3. There will be no illegal substances of any kind, on the premises by any party at any time. All residents, agents, and guests must comply at all times.
4. Occupant understands that the use of heating and/or cooling devices, and/or cooking devices such as hotplates, toasters, toaster ovens is prohibited in the rooms. Guests agree that such cooking devices may be used only in the community kitchen.
3. Fire sprinkler heads located on the ceiling of each room are for emergency purposes only. No items are to be hung from these sprinklers at any time. Guest will be responsible for any damages caused by the misuse of these sprinklers.
5. Personal items left behind the front desk will be held for only 24 hours. Have your picture ID ready for any package pick up at the front desk.
7. There are no pets allowed.
GUEST POLICY
1. A maximum of 2 guests are allowed to stay in Queen Studios (East and West), and a maximum of 4 guests are allowed in Double Bed Studios.
2. Occupant is responsible for the conduct of their visiting guest & the adherence to these rules/regulations at all times.
3. As part of Management's effort to maintain a quiet and peaceful environment for all residents in the building, Guest shall be limited to having no more than 2 guests at a time.
4. Management reserves the right to refuse admittance to any and all guests.
5. If Guest is caught with an unregistered guest staying in their room, Occupant will be subjected to a $100 guest fee.
6. The front gate will not be open for non-residents after 11pm. If Guest has temporary visitors after this hour, Guest must come down to the gate and escort them in.
NOISE AND CONDUCT
1. Occupant shall not make or allow any disturbing noises in the unit by Guest or visitors, nor permit anything by such person which will interfere with the rights, comforts or conveniences of other persons, including but not limited to Owner and the other residents of the premises and the building.
2. No loud talking or other activities that may disturb other residents between 10pm to 7am.
3. No music is allowed at any time in the common areas.
4. It is Owner's goal and policy to maintain a good relationship with our neighbors in Hillcrest. Guest shall cooperate with Owner not to cause any disturbances to our community neighbors.
